Commission OKs replat request

SIDNEY — The Sidney City Planning Commission approved the request for the repat of a single lot to create two new lots during Monday evening’s meeting.

Choice One Engineering’s request, on behalf of Sidney Retail LLC, will be recommended for Sidney City Council to approve the replat of the undeveloped lot at the southeast intersection of Michigan Street and Lester Avenue in the community business district.

Barbara Dulworth, community development director, said the replat will result in one 1.805 acre lot and one 0.599 acre lot. The city is currently reviewing a site plan for a Verizon Wireless store on the smaller lot.

New 5-foot and 10-foot utility easements are included along the new lot lines. The replat also includes a 20-foot shared drive and access easement for both new lots from Lester Avenue.

No access will be allowed to these lots from Michigan Street. The restriction is to prevent traffic from slowing down on Michigan, Dulworth said in response to Board member Patricia Miller’s question. Miller then questioned why access from Michigan Street was permitted for a business across the street from the replat discussed Monday. Dulworth explained it is allowed because the drive is a much farther distance from Lester Avenue. Dulworth also noted that a drive is not allowed within a certain distance from a street intersection.

Commission Chair Tom Ehler was absent and was excused by the commission.
