Commission OKs replat request

SIDNEY — A replat request to create one new lot out of two lots on Target Drive was approved by the Sidney Planning Commission at its Monday evening meeting.

The replat request was that of Choice One Engineering, on behalf of Pebble Creek Enterprises to create one new lot. The property is located in the B-2, community development district, on the east side of Target Drive, north of Russell Road.

Community Development Director Barbara Dulworth said the property is being developed with a business office. She said a site plan application is currently under review for a new professional office building.

The replat will result in one new lot with 1.995 acres. The replat also vacates utility easements on the shared lot line. All other existing utility easements remain. The new lot meets all zoning code and subdivision regulations for the lot size, frontage, and lot depth to width ratio, Dulworth said.

Commission member Merrill Asher asked Dulworth if the utility easements were being moved to another area, since they were being vacated. She told him, although the utility easements were established to be used, they are not necessary because there are no utilities in that easement.

Board member Aditya Sakhalkar also asked if there are any plans for the lot that is being combined from two lots, to which Dulworth reiterated that the developer plans to build a professional office building there.

The commission unanimously voted to recommend for the Sidney City Council to approve the replat. It will be presented at an upcoming City Council meeting for consideration.
