SIDNEY — Bryce Realty LLC had a tremendous 2017 while transitioning from a buyers market to a sellers market. The market averaged 35 percent fewer listings compared to 2016 with the average sell price increasing 8.5 percent over the previous year. Sell price to list price ratios averaged about 99 percent with many homes being sold at or above asking price.
With fewer homes on the market purchasing a home has become a challenge for buyers since the reduction in inventory.
“We have had many clients tell us they would put their house on the market if there were more homes to choose from, therefore we have a supply shortage. Buyers can’t buy if sellers don’t sell,” said Ryan Fleming, broker/owner.
His report continues:
Realtors Tricia Allen, Laura Fleming, Kevin Lowe, John Snowden and associate broker Joyce Snowden joined the company while Realtor/owner David Fleming was awarded the President’s Sales Club Award from the Ohio Association of Realtors for sales in excess of $1 million.
Bryce Realty LLC represented clients in the surrounding eight counties while expanding into the Columbus market in 2017. Our goal is to grow sales by increasing the number of Realtors we have and increasing our market share geographically. Currently, we are in negotiations that will allow Bryce Realty LLC to have representation in all 50 states.
With the growing economy we are very excited about 2018 and want to continue helping first time homebuyers achieve the American dream of becoming homeowners. There are tremendous opportunities for buyers to purchase a home with no or very little money down. Many veterans are unaware of the benefits they are eligible for through the VA when it comes to buying a home and we want to help them also.
We also want to educate sellers as to what they do and do not need to do to their home before listing it on the market to gain the maximum potential profit in the least amount of time. Big or small, we are pleased to help sell and buy them all.
